- Navigate profitability challenges within a market characterized by low fuel unit margins.
- Conduct in-depth analysis of performance data and market information to inform strategic decisions.
- Drive network performance by identifying and maximizing revenue streams from Shop, Food, and Service (SFS) operations.
- Contribute to the strategic development and expansion of the Company-Owned (CO) and Dealer-Owned (DO) network.
Activities
Strategic Growth & Business Development
- Spearhead revenue growth by identifying and securing major alliance partnerships, new business activities, and value-added services (e.g., fast-food restaurants, car dealerships, service centers, car care bays, retail shops).
- Conduct continuous market scanning and analysis to identify emerging trends and opportunities for new collaborations with partners in sectors such as food & beverage, automotive services, and financial services (ATMs).
- Develop and maintain strong business relationships with key players in the market to explore and capitalize on new commercial opportunities.
- Perform comprehensive market surveys, analyzing metrics such as price per square meter and customer demographics, to establish and achieve benchmark targets for each station class and geographical area.
Space Optimization & Network Development
- Maximize network-wide space utilization to enhance Non-Fuel Margin (NFM) revenue, including the strategic use of vacant in-shop areas.
- Collaborate with Engineering and Network Development teams on site layouts to ensure optimal space allocation and integration of co-locators that serve customer needs and generate additional NFM income.
- Oversee the allocation of space to partners, ensuring all utility installations and safety requirements are met and adhered to.
Contract & Partner Management
- Manage the end-to-end contract lifecycle, including drafting, negotiation, amendments, and final signage.
- Lead negotiations for contract renewals, ensuring terms are updated in accordance with current market rates and company objectives.
- Ensure the operational excellence of all partners and tenants, maintaining high standards of service and brand alignment.
- Manage the new partner onboarding process, including account creation and system integration.
Financial & Administrative Responsibilities
- Oversee the entire rental revenue lifecycle, including the timely collection of dues from all partners (e.g., F&B, automotive, banking).
- Manage the accurate issuance of electronic invoices for all rental and service fees.
- Supervise the invoicing and collection process for partner utility consumption.
Candidate Profile
Education & Professional Qualifications
- Bachelor's degree in business administration, Real Estate, Finance, Marketing, or a related field.
II. Experience
- A minimum of 5-7 years of progressive experience in commercial leasing, property management, or corporate real estate.
- Demonstrated experience in managing the full leasing lifecycle, from prospecting and negotiation to contract execution and tenant relations.
- A proven track record of meeting and exceeding leasing targets and revenue goals.
- Experience in the Retail, QSR (Quick Service Restaurant), or Petroleum industry is highly desirable.
- In-depth knowledge of the Egyptian real estate market, including current trends, key players, and pricing benchmarks.
- Experience working with cross-functional teams, including legal, engineering, and finance departments.
